How it started

A site of ageing buildings accommodating health services commissioned by the Council. Westminster had attempted unsuccessfully to purchase the property a number of years ago. The site was located in an area earmarked to provide new health services and residential development supporting key strategic objectives.

What we did

Our role was to support the Council to deliver the acquisition.
 
This initially involved stakeholder engagement to build bridges between both sides and restart the negotiation process. We worked alongside the council to deliver:

  • Master planning for the site

  •  Oversaw the valuation process

  •  Negotiated head of terms

  •  Led internal governance and approvals

  •  Formulated the outline and full business case

  • Oversaw all legal and technical due diligence

How it ended

Delivered the acquisition on time and on budget. Key outcomes from the purchase
include:

  •  Secured a key strategic regeneration site within the Borough,

  • Delivered the opportunity to deliver new fit-for-purpose health services for the local   population

  •  Established opportunity for circa 100 plus housing units within Borough,    meeting a key strategic target.

  • Revenue positive position for the Council on day 1.
